Direct Bookings
  1. A 20% deposit is required to confirm reservation of the property
  2. Deposits and payment is refundable if the guest cancels the booking two weeks before start of reservation
  3. Full payment must be received prior to commencement of stay
  4. If a bond is payed it will be refunded after inspection by the host post departure
Check-In
  1. Only guests allowed are those booked in and paid for. The maximum guests is four in the Gardener’s Cottage. No unregistered guests or visitors are allowed on the premises.
  2. Please park in the designated spot. Do not park on the turning circle or block the access to the lawnmower. Visitors and pick-ups should park by the Shed. Arrangements for extra vehicles must be made to ensure that additional parking spots are available.
During your Stay
  1. No eating or drinking in the bedrooms. 
  2. Please respect the environment and turn off appliances, lights and air-conditioning when you go out. Excess power consumption above 30 Kwhour per day will be billed at $10 per day.
  3. Illegal substances are prohibited and grounds for immediate eviction.
  4. Parties and events are not allowed. Please respect others and keep noise to a minimum when outside.
  5. No smoking is allowed inside the accommodation. A penalty of $200 per day applies if any sign or smell or smoke is detected after guest checkout.
  6. Please keep to the paths in the Gardens and do not pick the flowers, fruit or vegetables.
  7. The gates to vegetable patch and private garden are kept closed. Fruit and vegetables may be available for purchase in season
  8. Pets are not permitted. This includes visitor’s pets. Any damage due to uncontrolled animals is the responsibility of the guest and they will be charged for replacement/repair.
  9. The property is not suitable for children, and they are not allowed. Please discuss with the host the hazards.The guest accepts all liability for the supervision of children, including those of visitors.
  10. Please take extra care of your keys. Lost keys incur a $30 replacement fee per key.
  11. The primary guest who made the booking agrees to pay for any damages made to the property, including the gardens and furniture. Any amount exceeding the deposit will be billed to the guest and reported to the booking agency. Please take care of the furnishings.
  12. Guests must not rekey or change locks under any circumstances.
  13. Please respect the accommodation. Don’t rearrange the furniture, do your dishes and take the trash out before you leave.
  14. No illegal substances allowed on the premises.
  15. The free internet must not be used for illegal or disrespectful purposes
  16. Please respect bedsheets and towels. Guests are not to wash laundry to hide stains. Housekeeping will wash all laundry. Unsalvageable linen and bathtowels will incur a fee to the guest of $20 per item.
  17. Firewood is provided for the firepit. Please supervise fires at all times and do not leave them unattended. If extra firewood is needed it may be purchased.
  18. Guests are responsible for their personal property during their stay.
  19. The gates to vegetable patch and private garden are kept closed. Fruit and vegetables may be available for purchase in season
Check-Out
  1. Please Check-out before 10:00 AM. You are responsible for any loss of income to the host due to not following house rules; where this impacts the next guest. 
  2. Keys may be left in the door.
  3. The property must be left clean and tidy.
